We build private roads, subdivision streets, access roads and yards in Cancún as one package, from survey and earthworks to pavement, drainage and signage. Cancún generates most of the paving work in the state: industrial parks and logistics yards along the airport road and Highway 307, plaza and hotel car parks, new subdivisions in the south-west and constant resurfacing of condo streets and private roads.
Topography, geotechnical study and pavement design for the real traffic, from cars to 40-tonne trucks.
Line marking, traffic signs, speed humps, reflective studs and street lighting conduits.
Streets for gated communities and lot developments with kerbs, sidewalks, storm drainage and conduits for services.
Downtown and the south-west sit on firm limestone close to the surface with pockets of sascab, while the Hotel Zone and lagoon edges are sand and fill over mangrove soils, where bases must be thicker and compaction checked more carefully. The pavement design and the base thickness are set for these conditions after the soil study, not copied from another site.
Works are licensed by Benito Juárez; connections to Kukulcán Boulevard, Bonampak or federal Highway 307 need municipal road authority or SCT approval, and new subdivisions are received by the municipality and Aguakan only with test reports and as-built drawings. We map these approvals during design so that construction starts with every connection and clearing authorised.
Large parts of the city flood in heavy storms because there is little storm sewer; every parking lot or street needs its own inlets and infiltration wells, and the water table near the lagoon limits how deep those wells can work.
Cancún has the shortest haul to hot-mix plants and sascab and crushed-stone quarries in the north of the state, so asphalt arrives hot and material prices are the regional benchmark.
| Road type | Structure | Price (MXN/m²) |
|---|---|---|
| Unpaved access road | Sascab sub-base + crushed-stone wearing course | $280–$520 |
| Asphalt road, light traffic | Sub-base + base + prime + 5 cm hot mix | $750–$1,200 |
| Asphalt road, heavy traffic | Thicker base + 7–10 cm hot mix | $1,100–$1,800 |
| Concrete road | Base + 15–20 cm hydraulic concrete | $1,000–$1,600 |
