Tulum’s hotel zone is the most restricted strip on the coast: a dune between the sea and the jungle, one narrow road, federal frontage and hotel-use rules that cap what can be built. A luxury project here is small, light and environmentally meticulous, or it does not get built.

The real buildable area is a fraction of the lot

Federal maritime zone in front, protected dune and vegetation behind it, setbacks and capped density: once all are drawn, the footprint is often a small part of the deed. We survey and draw every constraint before design, and price the project on what can actually be built.

Light structures on the dune

The active dune cannot carry heavy foundations near the front, and the federal environmental file favours structures that touch the ground lightly. We use elevated platforms, timber and light steel where the dune requires it, and concentrate heavier masonry further back.

Off-grid by necessity

Much of the strip has no municipal sewer and limited power. Treatment plants with zero discharge to the sea, solar with storage, efficient air conditioning and water storage are part of the base project, together with turtle-friendly lighting for the nesting season.

The hotel zone has the highest figures on the coast: severe salt, very high water table, federal filings and off-grid systems. The environmental process often sets the calendar more than the construction does.

How we run a villa at this level

A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.

The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.

Remote control and a handover ready to operate

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

Can I build a private villa in Tulum’s hotel zone?

The strip is regulated for hotel use with tight caps, and private residential projects must fit those rules and the federal environmental process. We check the lot’s land use and the real buildable area before anything else.

Why are structures so light in the hotel zone?

Because the dune is active and protected, and the environmental authorisation favours structures that touch it lightly. Heavier construction goes further back from the beach.
