Luxury villas in Chetumal

Design, licensing and construction of high-end villas, with remote control for the owner.

A luxury villa in Chetumal is a rare thing, which is part of its appeal: a large lot on the bay at a fraction of coastal land prices, sunrise over the water, Belize next door and a city with hospitals and an airport ten minutes away.

Space the coast cannot offer

Bayfront and residential lots here are larger and cheaper than on the Riviera Maya, which lets a villa spread out on one or two levels with gardens, a long pool and covered terraces. We plan the house around the morning light over the bay and the prevailing breeze from the east.

Glass and hurricanes

Owners want the bay through big openings; Janet and Dean are why they must be engineered. We specify impact-rated systems or integrated hurricane shutters, a reinforced concrete frame and tied roof slabs, so the large windows are a feature rather than a liability in September.

Local trades, imported finishes where they matter

Chetumal has competent local crews for structure, masonry and carpentry, which keeps costs well below the coast. Imported finishes — stone, hardware, kitchen systems — come by road from Mérida or Cancún, and we order them early so they do not hold up the programme.

Cost ranges in Chetumal

Project typeMXN/m²USD/m²
Full renovation$9,000–$15,000$490–$815
New high-end villa$21,000–$30,000$1,145–$1,635
Ultra-luxury, front row$30,000–$40,000+$1,635–$2,180+

2026 reference figures for turnkey construction, excluding land and loose furniture. The high end is front row, a large brief and imported finishes; the low end is a sober inland project. A real quotation is made against drawings and a soil study, not against an average.

These are the lowest luxury figures we quote: local materials and crews, no tourist-zone premium. The bayfront, large glazing and hurricane-rated systems push a project towards the top of each band.

How we run a villa at this level

A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.

The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.

Remote control and a handover ready to operate

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

The ground in Chetumal: what it imposes on the project

  • Municipality: Othón P. Blanco
  • Environmental regime: municipal + environmental review on the bay front (manatee sanctuary)
  • Ground: limestone with sascab and pockets of clay
  • Water table: moderate, higher near the bay
  • Salt exposure: moderate (brackish bay)

A state capital on a protected bay: city procedures, local supply and hurricane wind as the governing load.

  • Pockets of clay appear inland: a soil study before design avoids oversizing or, worse, undersizing the foundation.
  • On the bay front, include the environmental review in the programme from day one.

Frequently asked questions

Is Chetumal a good place for a luxury home?

For owners who want space, a calm bay and city services rather than a beach scene, yes. Land and construction cost far less than on the coast, and Belize and Chetumal are close by.

Can I have large windows facing the bay?

Yes, with impact-rated glazing or integrated shutters and a structure designed for hurricane wind. We size the openings with the engineer from the first sketch.

Will you work with the architect I already have?

Yes. We can come in purely as builder — reviewing the design, closing the engineering, pricing by line item and executing. We also do the full design when a single responsible party is preferred. We do not make the works conditional on also being the authors of the design.

What warranty do you give?

One year on services and finishes and five years on structure and waterproofing, with as-built drawings, datasheets and equipment manuals. We also offer a six-monthly maintenance plan, which in a coastal climate is what decides how the house reaches its fifth year.
