Border and regional distribution

Goods for the south of the state and for Belize move through Chetumal along highway 186 from Escárcega and the 307 from the north, and cross at the Subteniente López bridge. Warehouses on the city’s exits serve that traffic; we check truck access, manoeuvring and the junction with the highway before design.

Lower cost, local supply

Steel, sheeting, aggregates and concrete are available locally or from Mérida by road, and crews live in the city. Without marine exposure on most industrial lots, the envelope can use standard galvanised steel and sheeting, which takes a full step off the coastal specification.

Wind decides the roof

Hurricane wind is the governing load for a warehouse: large roofs and doors are what fail first. We design the steel frame, purlins, fixings and sheeting for uplift, specify wind-rated sectional or roller doors and detail the edges and ridges, where storms begin to peel a roof.

What actually decides the cost of a warehouse

Not the square metres: the slab loading, the clear structural span, the usable height and the yard. A larger span saves columns and improves operations but makes the structure more expensive; a badly sized slab forces demolition with racking installed. So we start from the operating layout — racking, forklifts, truck flow — and size from there, not the other way round.
