Bacalar has what the north of the corridor no longer has: cheap land fronting a federal highway and no marine exposure. For storage and regional distribution towards Chetumal, that combination is hard to match.

With no salt in the air, the steel envelope needs no heavy galvanising or 316 stainless fittings, and maintenance drops in a stable way. On top of that, land is cheaper than in the north and permitted heights are rarely an issue in an industrial zone. The trade-off is freight: steel, sheeting and equipment come from the corridor or from Chetumal.
The value of the lot is in the access, not in the metres. The junction with the federal highway requires authorisation from the roads body, and a tractor unit’s turning circle defines the access width and the yard. It is verified before buying land: a cheap lot without an authorisable access is not cheap, it is useless for logistics.
Even in an industrial zone, the municipality watches discharges and substance storage. Yard runoff management, a solids and grease trap wherever there is a workshop or washing, and chemical storage with containment. It is cheaper to do it right from the design than to correct it after an inspection, especially in a municipality that lives off the lagoon.

An 800–2,000 m² warehouse takes seven to eleven months. The municipal file runs two to four months and includes Protección Civil; the highway junction and the CFE load increase have their own timelines. Add slack for supply: steel and equipment come from the corridor or Chetumal and there is no specialist supplier in the municipality.

Not the square metres: the slab loading, the clear structural span, the usable height and the yard. A larger span saves columns and improves operations but makes the structure more expensive; a badly sized slab forces demolition with racking installed. So we start from the operating layout — racking, forklifts, truck flow — and size from there, not the other way round.

For distribution towards Chetumal and the south of the state, yes: cheap land, highway access and cheaper construction. For supplying the northern tourist corridor, no: the distance eats the advantage and a warehouse in Puerto Morelos or Playa del Carmen suits better.
On the envelope and fittings, of the order of ten to fifteen per cent against an equivalent coastal project, and considerably more in maintenance over the years. What rises is freight and the availability of specialist installers, who have to be brought in.
The one that allows the operation with the fewest columns within budget. In a warehouse with selective racking, spans of twenty to thirty metres are usually the balance point; beyond that, steel grows faster than the operational benefit. It is decided with the layout in hand, not from a catalogue.
Yes, and we budget them as their own line items because they weigh. Pavement with a thickness for tractor-trailers, storm drainage, lighting, a gatehouse, fencing and access are real costs that sometimes approach thirty per cent of the total and are forgotten in quick quotations.
