On an island a warehouse is not a logistics luxury: it is the buffer that separates operations from the ferry calendar. Whoever stores well on Cozumel does not depend on the boat arriving every day.

Island inventory is bought in large batches and consumed slowly. That changes the building: more storage metres per metre of dock, clear height used with racking, and a consolidation and goods-in area sized for deliveries concentrated into a few days a month. A warehouse copied from the mainland ends up with surplus docks and not enough shelving.
Food, beverage and hotel supply demand chilled and frozen rooms with real electrical back-up. With no fast transfer, a compressor failure without a spare on the island is lost product. We specify equipment with spares available on the corridor, an emergency generator with automatic transfer and thermal insulation that is calculated, not picked from a catalogue.
A steel building on an exposed island needs serious wind calculation: roof anchoring, sheet fixing, doors and shutters with verified details. And it needs a defence against salt: heavier galvanising or coating, 316 stainless fittings and six-monthly maintenance. Corrosion on an island gives no warning: it appears at the fixings and at the ridge, where nobody looks.

A 600–1,500 m² warehouse takes seven to eleven months. The range is wider than on the mainland because the steel frame, the sheeting and the equipment all cross by ferry and are planned in batches. The municipal file runs two to four months and includes Protección Civil; the CFE load increase should be started early if there is refrigeration.
We cover the soil mechanics study, architectural and structural design, an industrial slab calculated against the real racking layout, roof and envelope, electrical installation with back-up, plumbing, fire protection, offices, manoeuvring yard and site works. We file land use, licence and Protección Civil sign-off with the responsible engineer, and manage the load increase with CFE.
The budget comes out as line items with quantities and unit rates; every change is priced and signed before execution and payments go against verified progress. We hand over as-built drawings, structural and slab calculation records, and equipment manuals.
Not the square metres: the slab loading, the clear structural span, the usable height and the yard. A larger span saves columns and improves operations but makes the structure more expensive; a badly sized slab forces demolition with racking installed. So we start from the operating layout — racking, forklifts, truck flow — and size from there, not the other way round.

It depends on volume and on your tolerance for running out. For hotel or restaurant operations, island storage pays for itself the first weekend the ferry does not run normally. For small volumes, a mainland warehouse is still cheaper.
Eight to twelve per cent, almost all freight and handling. It is contained by buying the frame in a single shipment, with erection scheduled, and by closing the list of fittings and accessories before shipping. The expensive part is not the steel: it is the extra crossings for missing pieces.
The one that allows the operation with the fewest columns within budget. In a warehouse with selective racking, spans of twenty to thirty metres are usually the balance point; beyond that, steel grows faster than the operational benefit. It is decided with the layout in hand, not from a catalogue.
Yes, and we budget them as their own line items because they weigh. Pavement with a thickness for tractor-trailers, storm drainage, lighting, a gatehouse, fencing and access are real costs that sometimes approach thirty per cent of the total and are forgotten in quick quotations.
