Hot-mix asphalt in Chan Chemuyil only lasts when the mix arrives hot, the base is sound and the thickness is what the contract says. About 40 minutes from our yard; hot mix comes from distant plants, so small streets are often better built in hydraulic concrete or pavers using local sascab bases.
Mix temperature on arrival, core samples for thickness and density, and a written report.
Milling where levels require it, tack coat and a new wearing course over sound old asphalt.
Private driveways, condo streets and club access roads, with neat edges and level transitions.
Highway traffic and tour buses peak in high season; works on access points to the highway are scheduled with traffic control and outside peak hours. Laying is scheduled with the plant and around these windows, so the mix is compacted at the right temperature.
The ground is shallow limestone with sascab pockets and frequent rock outcrops, which makes trenching for drainage and utilities slow and expensive; cavities are possible near the coast. We check and correct the base for these conditions before any asphalt is laid.
Chan Chemuyil and nearby Xcacel are small communities with growing demand for paved streets, access roads to new lots and villas, and car parks for local commerce along the highway.
The area belongs to Tulum municipality; Xcacel-Xcacelito is a protected sanctuary, and works near the coast face strict environmental conditions, while village streets are handled with the municipality and local authorities.
