Hot-mix asphalt in Tulum only lasts when the mix arrives hot, the base is sound and the thickness is what the contract says. Hot mix travels from plants in the north or is produced in smaller local batches, a long haul that shrinks the laying window; concrete, pavers and stabilised sascab are often the practical choice for remote private roads.
Base, prime coat and hot mix laid with a paver and compacted with steel and pneumatic rollers.
Polymer-modified binders and stone-rich mixes that resist rutting at high temperatures.
Truck yards, bus terminals and service areas with thicker layers and stronger bases.
Rainy-season downpours from June to October stop earthworks for days; the busiest tourist months from December to April slow deliveries on the federal highway, so heavy works are best planned for May and November. Laying is scheduled with the plant and around these windows, so the mix is compacted at the right temperature.
Plots sit on thin soil over porous limestone with caves and cenotes nearby, so cavity checks matter more here than anywhere else on the coast; the beach road zone is sand over rock with a high water table. We check and correct the base for these conditions before any asphalt is laid.
Tulum is building fast: access roads and streets for new subdivisions in Region 15 and La Veleta, private roads to jungle villas and eco-hotels, car parks near the new airport and the Tren Maya station, and many sascab tracks waiting to be paved.
Tulum’s urban development plan sets minimum absorption areas on each lot, so hard paving is limited and permeable solutions are often required; clearing jungle needs SEMARNAT authorisation, and near the National Park extra environmental review applies.
