The base matters more than the asphalt
Asphalt is a thin, flexible skin: it lasts only as long as the base under it stays dry and firm. Before paving we check and correct the base (thickness, compaction, levels and crossfall), apply a prime coat on new granular bases or a tack coat on old asphalt, and only then lay the hot mix. Skipping these steps is why so many parking lots and streets in the region crack and pothole after one rainy season.
What makes a good asphalt job
- Mix delivered hot, from a plant close enough that it arrives at laying temperature.
- Specified thickness checked with cores, not estimated by eye.
- Compaction with the right rollers in the right sequence while the mix is still workable.
- Joints and edges cut, sealed and confined so water and traffic do not unravel them.
- Drainage with at least 2% crossfall so water runs off instead of soaking in.
