An automatic gate is the most-used moving part on a property and the one most exposed to everything this climate does: salt air on the hardware, heat in the controller, lightning on the low-voltage lines, and power cuts that leave a heavy gate closed with the owner outside it. Add rentals — where strangers need access on a schedule — and access control becomes as important as the gate.

Gate Type: Match It to the Lot
- Sliding (single-leaf, track or cantilever): the default on narrow urban lots in Playa del Carmen and Cancún where a swing leaf would sweep into the street or the driveway. Track sliders are cheaper; a ground track in this climate fills with sand and debris and needs sweeping. Cantilever slides avoid the track entirely and are the better buy on a sandy or unpaved approach.
- Swing (double-leaf): the classic residential look, needs clear sweep space inside the property and a level approach. Wind load matters — a solid-panel swing leaf on an exposed beachfront lot is a sail, and either the leaf gets perforated or the operator gets oversized.
- Barrier arm plus pedestrian gate: the right answer for a condo or hotel entrance with attendant traffic, far faster in operation and cheaper to maintain than a full vehicle gate cycling hundreds of times a day.
- Pedestrian side gate: always specify one. It is the thing that saves you during an outage or an operator failure, and it lets deliveries and staff in without cycling the vehicle gate.
Material follows the same logic as railings: powder-coated aluminium for low maintenance, galvanised-then-coated steel where the design is heavy or ornate, 316 stainless hardware in every case. Solid hardwood-clad leaves look superb and are heavier than clients expect — which changes the operator class and the post foundations, so decide the cladding before the structure is designed.
Operators, Corrosion and Power Cuts
The operator is where a gate installation either lasts or becomes an annual repair line.
- Duty class matched to real cycles. A residential operator on a rental property with daily guest turnover is being used commercially. Specify the next class up; it is a small premium against a burned-out motor.
- Enclosure and siting. The controller belongs in a sealed, gasketed enclosure, shaded, above flood level, with cable entries at the bottom and drip loops. Sun-baked controller boxes are the most common electronic failure here, and water entering a top-mounted gland is the second.
- Surge protection on the mains and the low-voltage runs. A long buried loop or photocell cable is an excellent lightning antenna. Protect both ends.
- Battery backup is not optional. Specify an operator with battery backup sized for at least 10–20 cycles, or a solar-assisted unit. The alternative is a manual release, which you should also insist on, and which means getting out of the car in the rain.
- Safety devices, properly installed: photocells at two heights, obstruction sensing in the operator, and for a sliding gate a safety edge. On rental and commercial properties, treat these as mandatory — an automatic gate is a heavy powered machine that the public interacts with.
- Corrosion on the moving parts. Stainless or sealed bearings, galvanised or stainless chain and rack, and a lubrication schedule. A gate that grinds is a gate whose operator is about to fail.

Access Control and Costs — 2026
For an owner-occupied house, remotes plus a keypad are enough. For a rental, a vacation property or a multi-unit building, the requirement is different: give access to a stranger for a defined window without handing over a physical credential and without the owner being present.
- App or cloud-based controller with time-limited guest access and an event log — the standard for short-term rentals now, and worth confirming that it degrades gracefully when the internet drops.
- GSM intercom that calls the owner's or manager's phone, which works when the property's internet does not.
- Keypad with rotating codes as the simple, robust fallback. Choose a stainless or properly sealed unit; standard keypads corrode.
- Camera at the gate on the same power and surge protection, positioned to read plates and faces, recording locally as well as to cloud.

The post foundations and the electrical supply are part of the job, not extras: a heavy gate needs a properly sized reinforced foundation to each post, and the operator needs a dedicated protected circuit run to it. Retrofitting automation onto an existing gate is common work and usually straightforward — provided the gate itself is straight, the hinges or rollers are sound, and the posts can take the loads the operator will apply.
