We protect beachfront land on Isla Mujeres with an engineered approach: survey, soft solutions first (dunes, geotubes), rock revetments or seawalls only where they are needed, and works outside turtle season. On Isla Mujeres the premium market is boutique: oceanfront villas on the Caribbean side, homes at Sac Bajo and Laguna Makax with their own boats, and small hotels that compete on amenities.
Sand-filled geotextile tubes, buried in the dune, that act as a last line of defence.
Sand nourishment, sand fencing and native dune plants that rebuild the beach naturally.
Deeper foundations, piles and raised slabs for beachfront buildings exposed to surge.
The island is small and fully exposed to the sea, so salt reaches everything: steel rusts quickly, paint chalks and hinges seize, which makes stainless fittings and marine enamels the default specification. Every frontage is surveyed and compared with its neighbours, because coastal works that ignore the next lot usually fail.
Works on the island are licensed by Isla Mujeres municipality, the beachfront falls under ZOFEMAT, and narrow streets and golf-cart traffic mean deliveries and debris removal must be planned with the town. Hurricane waves, sargassum and seasonal sand movement set the crest height, toe depth and material of each solution.
Materials and crews cross on the car ferry from Cancún, so we plan full loads, store materials on site and book ferry slots in advance; that crossing is reflected in prices.
Tourism is busy most of the year, so in rentals we work room by room and keep noise and dust inside agreed hours.
