We protect beachfront land in Tulum with an engineered approach: survey, soft solutions first (dunes, geotubes), rock revetments or seawalls only where they are needed, and works outside turtle season. Tulum's premium build is villas and boutique hotels in Aldea Zamá, Región 15, the beach road and the jungle lots towards Cobá, with wellness design — spas, temazcal, plunge pools — at the centre.
Underpinning, crack and rebar repair and toe protection for existing walls that are failing.
Sand nourishment, sand fencing and native dune plants that rebuild the beach naturally.
Deeper foundations, piles and raised slabs for beachfront buildings exposed to surge.
Most of Tulum is jungle: humidity, shade and mould are the main enemies inland, while the hotel zone on the beach adds salt and wind, so finishes must be chosen for each location. Every frontage is surveyed and compared with its neighbours, because coastal works that ignore the next lot usually fail.
Licences come from Tulum municipality, and many projects also need SEMA approval for exterior and landscape works; condo developments add HOA rules and approved work hours. Hurricane waves, sargassum and seasonal sand movement set the crest height, toe depth and material of each solution. Much of Tulum's coast borders the national park, so soft solutions and federal environmental review come before any hard structure.
Many areas still lack reliable municipal supply and use wells, pipes and cisterns, with hard water that scales fittings, so filtration and storage are part of most projects.
Tulum is about one hour from our workshops; we keep crews on site for full days and source plants and many materials locally to save trips.
