Warehouse Construction Cost Calculator for Quintana Roo

How much does it cost to build a bodega? It depends on where (Cancún is not Cozumel), what (a dry storage shell is not a cold-chain logistics centre) and how much office, dock, cold room and yard you need. This calculator uses the same 2026 ranges we publish for each zone, so you get a realistic budget in a minute.

How the calculator works: it starts from the published cost range of the zone you choose and adjusts it by warehouse type, then adds offices, loading docks, cold rooms and truck yard at 2026 unit prices. The result is a range, not a quote.

What Moves the Price of a Warehouse

Location

Islands add freight and barge logistics; coastal sites need heavier corrosion protection; inland sites are cheapest.

Clear Span & Height

Wider spans and higher eaves need heavier steel; racking height defines both.

Industrial Floor

Slab thickness, reinforcement and finish depend on racking and forklift loads.

Docks & Yard

Dock levellers, canopies and a paved truck yard are often 15–25% of the budget.

Cold Rooms

Insulated panels, refrigeration and back-up power multiply the cost per m².

Power & Permits

CFE load increases, substations, highway access and land-use files add time and money.

What the estimate includes

The range covers design and engineering, foundations on standard ground, steel structure with roof and wall cladding, industrial slab, basic electrical and lighting, plumbing for toilets, and site works inside the building footprint. Offices, docks, cold rooms and yard are added with the fields above. It does not include land, permit and connection fees, a substation if CFE requires one, special soil treatment (voids in karst) or VAT. After a site visit and soil study we turn the range into a fixed price by line item.

Frequently Asked Questions

In 2026 a standard steel warehouse with industrial slab costs about $6,500–$12,000 MXN/m² in Cancún, before offices, docks, cold rooms and yard. A 1,000 m² bodega typically lands between $6.5M and $12M MXN.

Steel, concrete and equipment cross by ferry or barge, crews travel, and the salt exposure is severe. Islands typically cost 40–60% more than Cancún or Playa del Carmen.

It gives a realistic range based on our published zone prices. The final price depends on the soil study, the lot, the specification and the permits, which we confirm after a site visit.

A 800–1,500 m² bodega usually takes 5–9 months including permits; a 3,000 m² warehouse with offices, docks and a substation 9–14 months.

For long-term use, building on your own lot usually pays back in 7–12 years against current rents in Cancún and Playa del Carmen, and you get the exact layout and loads you need.
