Construction Costs in Puerto Aventuras 2026: Marina Community Guide

Puerto Aventuras is a gated marina community about 20 minutes south of Playa del Carmen, and building there is a genuinely different exercise from building in an open subdivision. The land is largely built out with canal-front and golf-adjacent lots, the community runs a design review committee with its own rules, access and working hours are controlled, and the marina and canal frontage bring salt-air and structural considerations that inland lots do not have.
This is what building there actually costs in 2026, what the community's own requirements add to a project, and how the total compares with Playa del Carmen and Tulum for the same house.
Cost Per Square Metre — Puerto Aventuras 2026
Puerto Aventuras runs roughly 8–12% above equivalent Playa del Carmen pricing. The premium is not the community being expensive for its own sake — it is access control, restricted working hours, longer material handling, and the marine-grade specification that canal and near-shore positions require.

Those figures cover structure, finishes, MEP and basic landscaping. Outside them, budget separately for: architectural and engineering fees, the municipal licence and community review, the pool, a cistern and treatment plant, air conditioning, furniture, and the boat dock or slip works if the lot is canal-front. Dock works in particular are their own project with their own permitting and can add substantially.
What the Community and the Municipality Require
Two approval layers apply, and they are sequential in practice.
- Municipal licence (Solidaridad). Puerto Aventuras sits in the municipality of Solidaridad, so the construction licence, land-use verification, alignment and the Director Responsable de Obra requirement run through Solidaridad — the same process as Playa del Carmen.
- Community design review. The development's own committee reviews the design against the community's rules: height, setbacks, roof and facade materials, colour palette, wall and fence treatments, and the visual consistency the community maintains. Submit before you finalise the architecture, not after.
- Construction rules on site. Expect controlled site access and worker registration, restricted working hours and days, rules about deliveries and material storage on the lot, an obligation to keep the street clean, and in many cases a construction deposit or bond held against damage to community infrastructure.
- HOA fees. The community maintenance fee is an ongoing ownership cost and is worth confirming for the specific lot — canal-front and marina-adjacent properties often carry more, and any dock or slip may be a separate charge.
None of this is unusual for a gated community, and it is precisely why an approval-and-access plan belongs in the programme at the start. The delays we see in communities like this are almost always a design committee round-trip that nobody scheduled.

Canal and Marina Positions: What Changes Technically
A canal-front lot is the reason people buy in Puerto Aventuras, and it changes the specification:
- Marine-grade everything on the exterior. 316 stainless fixings, anodised or marine-powder-coated aluminium, upgraded concrete cover on exposed elements. Salt aerosol off the canal is constant, not seasonal.
- Retaining and edge structures at the water's edge, with their own design and approval requirements. Assess the condition of existing seawalls and canal edges before you buy — repairing one is a significant project.
- High water table. Excavations, cisterns and pool shells all need dewatering and buoyancy consideration. An emptied pool near the water table can float if it is drained at the wrong time.
- Dock or slip works are separately permitted, involve federal maritime considerations where applicable, and should be priced as their own line rather than assumed into the house budget.
- Storm exposure. Water-adjacent lots take the full wind load and, in a serious event, surge. Laminated or impact-rated glazing on the water elevation is a specification we would not compromise on here.
How it compares: for the same house, Puerto Aventuras runs about 8–12% above Playa del Carmen, broadly level with or slightly below the Tulum beach-adjacent zones, and clearly below Playacar, Mayakoba and Corasol. What you get for the premium is a gated marina community with its own services and, for a certain buyer, the only canal-front product in the corridor — which is also why it holds rental demand from families and boaters rather than only the Tulum design crowd.
