Two very different propositions compete for the same buyer here. A pre-sale (preventa) condo asks for a deposit and staged payments against a building that does not exist yet, promises a discount to finished value, and hands over a managed asset with amenities. A custom build asks you to buy land, commission a design, and manage a project — and hands over an asset nobody else controls.

Both work. They fail differently, they suit different amounts of attention, and the usual comparison — price per square metre — is the least informative number available. Here is the comparison that matters, with the risks each side actually carries.

Where Pre-Sale Is the Right Choice — and How to De-Risk It

Pre-sale genuinely suits several situations: a first purchase in Mexico where you do not yet know the market; a buyer who wants amenities — gym, concierge, roof pool — that a single house cannot justify; a buyer who wants to be entirely hands-off; and a buyer who wants a smaller entry ticket than land-plus-build requires. The discount to finished value is real, and in a rising market the staged payment structure is efficient.

Where a Custom Build Wins

Build instead of buying pre-sale when any of these apply:

Rough working numbers. A custom build is land plus construction: construction in a good rental-grade specification runs $18,000–$26,000 MXN/m² in the corridor, with land the variable that moves the total most — from modest inland lots to premium gated-community prices. Add design and engineering, permits, pool, furniture and contingency. Pre-sale pricing is quoted per m² of finished unit and looks lower than land-plus-build, but it includes a developer margin, buys you a share of common area you pay to maintain, and comes with the bylaw and HOA exposure above.

The honest summary: pre-sale buys convenience and liquidity, and pays for it with control. A custom build buys control and yield, and pays for it with effort and a slower exit. Frequently Asked Questions

Per square metre of finished space it usually looks cheaper, and the entry ticket is certainly smaller. But that price includes a developer margin and a share of common areas you then pay to maintain through an HOA fee, and it comes with bylaw restrictions on rental. Land plus construction costs more up front and produces an asset nobody else controls.

Developer delivery — delay, changes to the specification, or non-completion. Reduce it by visiting completed projects and talking to their owners, verifying that the land use, construction licence, environmental authorisation and condominium regime actually exist for the building being sold, reading what the contract says about developer delay, and using your own lawyer rather than the developer's.

A standalone house, in most cases. Condominium bylaws can restrict or prohibit short-term rental and can be amended by assembly after you buy, the HOA fee takes a slice of gross revenue, and you cannot design a finished unit for yield. A purpose-built villa can have en-suite bedrooms, a lock-off casita and a rooftop — the features that actually move nightly rate.

Ten to sixteen months from start on site, and predictable once the permits are in hand. A pre-sale delivers when the developer delivers, which may be on schedule or considerably later. The relevant comparison is not build time against zero, it is build time against the developer's actual track record on delivery dates.
