Neighbourhoods that feel identical on a February afternoon behave very differently in September — for noise, for flooding, for mosquitoes and for whether the street is actually where you want to live year-round.

The practical list nobody hands you

Residency status and what it allows you to do. A Mexican bank account, which usually requires residency. An RFC if you will earn rental income. Health cover, private or public, decided before you need it.
