Permits and Building Rules in Playa del Carmen

For a villa the route is the usual one in Solidaridad: land-use certificate under the PDU, building licence with DRO-signed drawings and an environmental process if the lot borders mangrove, dune or a cenote. A hotel adds another layer: hotel-use land use, municipal operating licence, Civil Protection sign-off, a CFE electrical project sized to occupancy and tourism registration. We start both files in parallel with the construction documents.

The lot: what decides your foundation

The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
