Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.
2–3 weeks
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.
3–5 weeks
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.
10–16 weeks
Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.
12–20 weeks
Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.
1–2 weeks
Total: 8 to 14 months of construction plus 3–5 months of design and permits.
In Tulum the environmental axis leads: most projects need SEMA authorisation (with an MIA where there is clearing or proximity to cenotes or mangrove), on top of land use and the municipal licence with a DRO. A hotel adds hotel-use zoning, the operating licence, Civil Protection, CFE capacity and tourism registration; if there is a beach club or a restaurant open to the public, health and occupancy requirements too. Budget 3 to 5 months of permits and start the process with the concept design.
Fractured limestone with frequent cenotes and caverns, especially in Región 15 and La Veleta. A geophysical survey is not optional here: finding a cavern under the footprint after the foundation has started costs weeks of delay and hundreds of thousands of pesos.
Tulum is the highest-yield rental market and also the most demanding: eco-chic villas in Aldea Zamá or La Veleta and small boutique hotels of 8 to 20 keys, where the concept weighs as much as the construction. The environmental calendar rules here: with SEMA involved, the design is drawn compliant from the start and the process runs in parallel. The finish standard — chukum, hardwood, bioclimatic design — is part of the product, not an extra.
