Luxury villas in Aldea Zamá

Design, licensing and construction of high-end villas, with remote control for the owner.

Aldea Zamá is Tulum’s most established upscale district, between the town and the beach road, with paved streets, a master plan and a design committee. A luxury villa here sells location and polish: ten minutes to the beach by bicycle, restaurants on foot, jungle on every side.

The master plan sets the envelope

Density, height and setbacks are capped by the development’s master plan, and the committee reviews façades and materials before the municipal file opens. We draw to the rulebook from the first sketch, so the villa is approved once and the programme does not lose months to redesign.

Tree cover counts in the ruling

Lots still carry low jungle, and the state SEMA authorisation weighs how much of it is removed. We survey the trees first and place the house, pool and terraces where clearing is least damaging; the shade that stays is worth more to the villa than the square metres a bigger footprint would add.

Built for rental quality

Many villas here are let to short-stay guests, who judge on acoustics, air conditioning, water pressure and the pool. We specify quiet mechanical systems, a cistern and pump sized for full occupancy, and finishes that survive constant turnover.

Aldea Zamá sits in the gated inland band: moderate salt, karst ground and committee-level finish standards. Imported glazing, rooftop pools and extensive landscape push towards the top.

How we run a villa at this level

A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.

The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.

Remote control and a handover ready to operate

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

Frequently asked questions

Does Aldea Zamá have a design committee?

Yes. The development reviews façades, materials, heights and setbacks against its rulebook before the municipal licence. We prepare the design to those rules from the start.

Is a villa in Aldea Zamá good for short-term rental?

It is one of Tulum’s strongest rental locations, between town and beach. Check the development’s current rental rules, and build for durability: acoustics, air conditioning and pool systems matter most to guests.
