Design, licensing and construction of high-end villas, with remote control for the owner.
La Veleta is the fastest-growing part of Tulum: a grid of new streets west of the centre where condos, villas and boutique projects rise lot by lot. Luxury here is not a gated address; it is a well-built villa that stands out on a street still being finished.

There is no committee, and the infrastructure is uneven: CFE supply, drainage and paving arrive street by street. We confirm the electrical feasibility and plan a treatment plant or connection for each lot before design, because a villa without a firm power supply cannot open on time.
Most neighbours are condo blocks built to a price. A villa competes on privacy and quality: a walled garden, a pool that is not overlooked, rooftop space with views over the jungle canopy and materials that age well. We orient the house away from future neighbouring blocks.
Many internal streets are unpaved and turn to mud in the rainy season. We plan concrete pours and heavy deliveries for the dry months, protect the street frontage during works and budget the access surcharges from the start.
| Project type | MXN/m² | USD/m² |
|---|---|---|
| Full renovation | $10,000–$17,000 | $545–$925 |
| New high-end villa | $22,000–$32,000 | $1,200–$1,745 |
| Ultra-luxury, front row | $32,000–$43,000+ | $1,745–$2,345+ |
La Veleta sits in the urban band: karst, low salt and no committee premium, but infrastructure surcharges for power and drainage on some lots. Rooftop pools and imported finishes push towards the top.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
The fastest-growing part of Tulum: CFE service and drainage are solved lot by lot.

For owners who want to be close to central Tulum at a lower land price, yes, provided the lot’s power and drainage are confirmed. A well-designed villa stands out among the condo blocks.
No. Only municipal density and SEMA rules apply, which gives freedom but also means neighbouring buildings can rise next to you. We design for privacy accordingly.
