Permits and Building Rules in Mayakoba

On top of the Solidaridad municipal licence with a DRO, Mayakoba is governed by the complex’s design committee and environmental control for the lagoons and mangrove: clearing, runoff, waste handling and hours are regulated, and access and suppliers are authorised. Any lodging project requires that land use and the master plan allow it; where they do, the usual format is branded residences or condo-hotel, with operating licence, Civil Protection and tourism registration.

The lot: what decides your foundation

The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
