What to Look For in a Contractor

1. Years of Local Experience

The Riviera Maya has unique construction challenges — limestone terrain, hurricane-grade building codes, tropical humidity, salt air corrosion, and a complex permit system. A contractor who has built in the region for 10+ years has dealt with all of these and knows how to handle them.

2. A Portfolio of Completed Projects

Ask to see finished work — not renders or plans, but actual built projects. Better yet, visit a completed project in person. Look at the quality of finishes, structural integrity, and attention to detail. A contractor with 100+ completed projects is a safer bet than one with 5.

3. Proper Licensing

Your contractor should work with a registered DRO (Director Responsable de Obra) and carry civil liability insurance. They should be registered with the municipality and SAT (tax authority). Ask for their RFC and constancia de situación fiscal.

4. In-House Teams vs. Subcontractors

Companies that employ their own crews — masons, electricians, plumbers, carpenters — deliver more consistent quality than those who subcontract everything. Ask who will actually be on your jobsite.

The best contractors handle architecture, permits, construction, electrical, plumbing, carpentry, and finishing all under one roof. This eliminates the coordination nightmare of managing multiple vendors yourself.

6. Clear Communication

If you're a foreign investor, your contractor needs to communicate fluently in your language. Misunderstandings cost money. Look for bilingual teams that provide regular progress updates with photos.
