1–2 weeks
Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.
2–3 weeks
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.
3–5 weeks
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.
10–16 weeks
Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.
12–20 weeks
Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.

Total: 8 to 14 months of construction plus 3–5 months of design and permits.
Punta Maroma is in the Solidaridad municipality, but its zoning is hotel/tourism rather than ordinary residential: the height cap is 3 levels or 15 metres and land use has to be checked lot by lot before you buy. On top of the municipal licence with a DRO come the ZOFEMAT concession on the beachfront and the environmental authorisation, which carries more weight here than anywhere else on the coast because of the reef and the dune. Permits are granted sparingly: the project is designed to fit the rules, not the other way round. Lodging adds another layer: a land-use certificate with hotel designation — not every lot allows it, and it is the first thing we verify — the operating licence, Civil Protection sign-off, a CFE electrical project sized to occupancy and tourism registration. A restaurant open to the public adds health and capacity requirements.
Coastal dune over limestone: the finished floor level, respecting dune vegetation and managing runoff matter as much as bearing capacity. Full marine spec across the build — greater cover, protected rebar, anodised joinery, hurricane-rated glazing and reinforced waterproofing — because exposure here is direct, with nothing to break the salt wind.
Punta Maroma is the most exclusive beachfront north of Playa del Carmen, with hotel/tourism zoning and a 3-level or 15-metre cap. The product here is an exceptional residence or a very contained boutique project: permits are granted sparingly and the design is made to fit the rules.
