Build-to-Rent in the Riviera Maya: Investor Blueprint 2026

A house built to be lived in and a house built to be rented are different buildings, even at the same cost per square metre. The rental version earns more per square metre from bedrooms and outdoor space, it fails in different places because it is used harder by people who do not own it, it must be operable by a manager rather than an owner, and its systems have to carry full occupancy every night rather than two people most nights.
This is a design guide for build-to-rent on this coast: what drives revenue, what drives cost over a ten-year hold, the layout decisions that matter most, and how to specify so the property is still earning at the top of its band in year eight.
What Actually Drives Rental Revenue Here
Nightly rate and occupancy on this coast respond to a fairly predictable list, and it is not the list owners instinctively spend on.
- Bedroom and bathroom count, en suite. Revenue scales with the number of couples or families that can share comfortably. Four bedrooms each with its own bathroom outperforms three bedrooms and a home office at almost every rate point.
- The pool, and the pool's photograph. A private pool is close to non-negotiable for villa rental here, and its position relative to afternoon sun and to the main photograph is worth real money.
- Covered outdoor living and a rooftop terrace. The two highest-value non-bedroom spaces. A deep shaded terrace with a dining table and a rooftop with a view convert browsers into bookings.
- Air conditioning in every bedroom, working reliably. The most common serious complaint in reviews on this coast, and the one that most damages a listing's ranking.
- A lock-off unit or casita. Lets the owner stay while the main house rents, allows two simultaneous bookings, and broadens the market to groups who want separation. Frequently the single best return on built area in a rental property.
- Walkability or a genuine location story. Near the beach, near 5th Avenue, inside a gated community with amenities, or a jungle setting with real privacy — something a listing can say in one line.
- Fast, reliable internet and a workable desk position. The remote-worker segment books longer stays, which is the most profitable kind of booking.
Notice what is absent: expensive interior finishes above a competent standard, imported fittings, and bespoke joinery beyond the kitchen. Those raise cost without raising rate, and in a rental they wear visibly.
Specify for Ten Years of Guests, Not for Yourself
Rental use is harder than owner use in specific, predictable ways. Specify against them:
- Floors: large-format porcelain or good local stone. Avoid soft natural stone that stains from sunscreen and wine, and avoid any timber floor in a beach house.
- Walls: washable paint and generous use of tile in wet areas. Plan on repainting between seasons and make that cheap.
- Joinery: laminate or lacquer over veneer, 316 hardware, and a design where a damaged door is replaceable from a standard size rather than a custom-made one-off.
- Furniture: performance fabrics, leather, or slipcovers that can be laundered. Solid hardwood or powder-coated aluminium frames outdoors — never cheap rattan, which lasts one season.
- Systems sized for full occupancy: cistern, hot water, pressure system and treatment plant designed for the maximum number of guests every night, not for the average. This is the most frequent undersize we are called in to correct.
- Everything serviceable without entering a bedroom: AC condensers, pool equipment, water plant and the electrical panel accessible from outside or from a service area, so maintenance can happen during a stay.
- Standardise. One tap model, one light fitting family, one paint colour, one AC brand. Spares in a cupboard mean a manager fixes a problem the same day instead of sourcing a discontinued part.
- Remote monitoring: smart locks with time-limited codes, a pool pump monitor, a water-leak sensor, and cameras at entry points only. The failures that destroy a booking are a green pool and a failed AC unit, and both can be caught early.

The Numbers That Shape the Plan
Rough working figures we use with clients when sizing a build-to-rent project on this coast. They are starting points for a conversation, not a promise — actual performance depends on location, management quality and the property's photographs more than on any single design feature.

Two design conclusions follow from that table. First, because operating costs and commission consume a large share of gross, the cheapest reliable way to improve net yield is to reduce failure and maintenance — which is a specification decision made at build time, not an operational one. Second, because revenue scales with sleeping capacity and outdoor space, the plan should push area toward en-suite bedrooms, the pool terrace and a rooftop, and away from formal interior rooms that photograph well and earn nothing.

It costs the same to build and it moves the property into a higher rate band and a larger group market.
