Residencial Cumbres is an established gated community in southern Cancún, with family houses, condo towers, services in place and a rulebook for façades and works. Building here usually means a new house on one of the remaining lots or replacing an older one, on good limestone ground.

Most lots are between existing homes. We protect neighbouring walls, plan deliveries around narrow internal streets and keep the site clean, because the community’s administration and neighbours watch every step.
Heights, setbacks, façade colours, fences and works hours are set by the community. We design within them, obtain the administration’s approval and then file the Benito Juárez licence, which keeps the timeline short.
With low salt and deep water, the focus is on comfort and running costs: insulated roofs, shading, cross ventilation, inverter air conditioning and solar-ready electrical design.
Before demolition or excavation we photograph and document the neighbouring walls with their owners, agree a contact for complaints and keep a log of works hours. It costs little and avoids the disputes that stall infill projects in established communities.
A new house in Residencial Cumbres costs MXN 14,000 to 26,000 per m² (roughly USD 760 – 1,415/m²), depending on finish. Demolition of an existing house is priced separately.
Count on nine to thirteen months of construction, after two to three months for the community’s approval and the municipal licence.
We work turnkey. Lot survey and soil study, concept and executive design, licence filing with the responsible engineer, construction with our own crews, services, finishes, pool and landscaping, and handover with as-built drawings and equipment manuals. One contract, one point of contact and a programme that is not split across five suppliers blaming one another.
The budget comes out as line items with quantities and unit rates, not as a single lump figure. That way you can see where the money sits and what happens if a finish changes mid-build.
Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.
If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.
