Turnkey new builds in Tankah Bay: design, permits, foundation, structure and finishes under one contract, one site manager and one fixed price.
Recrea has been building houses in Tankah Bay, Casa Cenote and the coast between Akumal and Tulum since 2008 — 196+ completed projects across the Riviera Maya. Our architecture, electrical, carpentry and ironwork crews are in-house, so your build does not depend on subcontractors who appear and vanish.
Real budgets for a completed build, excluding land and furniture. The range depends on the finish level: economy, mid or premium (chukum, hardwood, designer kitchen, infinity pool).

This is how we run every new build, with the timings we actually see in Tankah Bay:
Land use, legal status, utilities and cenote or cavern risk. Before you buy, if you have not bought yet.
1–2 weeks
Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.
2–3 weeks
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.
3–5 weeks
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.
10–16 weeks
Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.
12–20 weeks
Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.
1–2 weeks
Total: 8 to 14 months of construction plus 3–5 months of design and permits.
Tulum is the strictest municipality on the coast. On top of land use and the municipal licence with a DRO, most projects need environmental authorisation from SEMA (and an MIA where there is land clearing or proximity to cenotes or mangrove). The PDU caps density and height by zone and requires a minimum permeable green area. Budget 3 to 5 months for permits.
Fractured limestone with frequent cenotes and caverns, especially in Región 15 and La Veleta. A geophysical survey is not optional here: finding a cavern under the footprint after the foundation has started costs weeks of delay and hundreds of thousands of pesos.
Tankah Bay is a strip of beachfront villas between Akumal and Tulum, sheltered by the reef: calm water, very low density and large lots, with Casa Cenote (Cenote Manatí) a few steps away where the underground river meets the sea. Public infrastructure is almost absent, so the house is designed self-sufficient — well, cistern, treatment and solar — and construction logistics run longer than in central Tulum.
