Isla Dorada is a gated residential island in the Nichupté lagoon, reached from the Hotel Zone boulevard. Building a house here means a lot with canal or lagoon frontage, an association with its own rules and ground that is mostly fill over lagoon sediment.
Fill ground and a very high water table
Lots were created over sand and lagoon sediment, and the water sits just below the surface. We start with a soil study and design foundations for it — piles or a stiff slab — and waterproof everything below finished floor level from the water side.
Canal frontage and docks
Many lots face a canal or the open lagoon. A dock, a seawall or a boat lift has its own federal and environmental filings, separate from the house licence. We design them with the foundations and file both in parallel.
Association and access
The island has an association with rules on height, setbacks, façades and works hours, and only registered crews pass the gate. We prepare the association package first, then the Benito Juárez licence, and run the site to the island’s timetable.
Realistic budget and programme in Isla Dorada, Cancún
A new house on Isla Dorada costs MXN 20,000 to 38,000 per m² (roughly USD 1,090 – 2,070/m²). Deep foundations, waterproofing against the water table and canal-side works are priced as separate lines.
Count on twelve to eighteen months of construction, after two to four months for the soil study, the association’s approval and the municipal licence.
What we deliver: design, licence and construction in one contract
We work turnkey. Lot survey and soil study, concept and executive design, licence filing with the responsible engineer, construction with our own crews, services, finishes, pool and landscaping, and handover with as-built drawings and equipment manuals. One contract, one point of contact and a programme that is not split across five suppliers blaming one another.
The budget comes out as line items with quantities and unit rates, not as a single lump figure. That way you can see where the money sits and what happens if a finish changes mid-build.
How it works when the client does not live in Mexico
Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.
If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.
