Lagos del Sol is a gated community in southern Cancún built around artificial lakes, with large lots, a design rulebook and solid limestone ground. It is one of the most straightforward places in Cancún to build a family house to a high standard.

Compact limestone means conventional foundations on most lots, after a quick soil check for cavities. Near the lakes the water table rises, so we check levels before setting the ground floor and the pool.
Lots are generous, and the community sets heights, setbacks, façade materials and roof shapes. We design within the rulebook from the start and take the package to the committee before filing the Benito Juárez licence.
Lots on the water have shoreline rules: no structures into the lake, set distances for terraces and docks where allowed, and drainage that does not discharge into it. We design gardens and pools to respect them.
Buyers are mostly Cancún families and long-stay foreign residents who want space, schools within reach and a quiet lake instead of a holiday rental next door. We design for daily life: storage, a laundry that works, shaded parking and bedrooms that stay cool without running the air conditioning all night.
A new house in Lagos del Sol costs MXN 15,000 to 28,000 per m² (roughly USD 815 – 1,525/m²), depending on finish. Good ground keeps foundations at the low end.
Count on ten to fourteen months of construction, after two to three months for the committee’s approval and the municipal licence.
We work turnkey. Lot survey and soil study, concept and executive design, licence filing with the responsible engineer, construction with our own crews, services, finishes, pool and landscaping, and handover with as-built drawings and equipment manuals. One contract, one point of contact and a programme that is not split across five suppliers blaming one another.
The budget comes out as line items with quantities and unit rates, not as a single lump figure. That way you can see where the money sits and what happens if a finish changes mid-build.
Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.
If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.
