Every project in Akumal starts with the platform: clearing, rock, fills and levels done right decide whether floors crack, pools leak and roads sink. The coast is sand over limestone with an extensive cave and cenote system under the area, so probing along road alignments is not optional, and heavy fills are avoided where caves are close to the surface.
Probing and geophysical surveys where karst voids are suspected, followed by filling or bridging.
Spoil removed to authorised sites and reuse of excavated rock as fill where it meets specification.
Hydraulic breakers and rock saws for foundations, pools, cisterns, utility trenches and basements.
Akumal belongs to Tulum municipality; the bays are environmentally sensitive, turtle and coral protections apply, and several areas are private or ejido land where access agreements must be settled before roadworks. We confirm these authorisations before any machine enters the site.
Runoff from roads drains straight into the aquifer and the bays, so oil interceptors, sediment traps and permeable surfaces protect the water; infiltration wells must avoid known cave passages. Platforms are graded so that rain moves away from buildings toward planned infiltration points.
Akumal is about 35 minutes from our yard; hot mix comes a long way from the north, so for small private roads concrete, pavers or stabilised sascab are often more practical than asphalt.
Visitor traffic peaks in winter and holidays; works on shared access roads are planned in quieter months and outside turtle-nesting season near the beach.
