Subdivision Infrastructure: Turning Raw Land into Lots Ready to Sell

Lots sell when buyers can drive in on a paved street and connect water, sewer and power on day one. We build the complete infrastructure for gated communities, lot subdivisions and condominium developments: streets, kerbs and sidewalks, water and sewer networks, storm drainage, underground electrical and telecom conduits, street lighting and the entrance gate, coordinated with the utilities so the project can be handed over and its lots titled.

2026 references: complete infrastructure for a residential subdivision $1,300–$2,600 MXN per m² of street, or $180,000–$450,000 MXN per lot depending on frontage and services; kerbs $380–$650 MXN/linear m; concrete sidewalks $480–$850 MXN/m²; storm infiltration wells $45,000–$120,000 MXN each; underground power and lighting priced per project with CFE.

What We Build

Streets & Sidewalks

Asphalt, concrete or paver streets with kerbs, accessible sidewalks, ramps and signage.

Water & Sewer Networks

Potable water mains, house connections, sewer lines and lift stations built to CAPA or Aguakan standards.

Storm Drainage

Inlets, collectors and infiltration wells designed for the street catchment and the karst.

Underground Power & Telecom

Duct banks, transformer bases, street lighting and fibre conduits ready for CFE and carriers.

Entrance & Amenities

Gatehouse, access control, perimeter wall, parks and clubhouse to complete the project.

Utility Handover

As-built drawings, tests and paperwork for municipal reception and connection agreements.

From master plan to municipal handover

Infrastructure is where a development's schedule is won or lost. We work from the approved master plan and the urbanisation licence, sequence the trades so pipes and ducts go in before the base and pavement, and keep the documentation the authorities will ask for at reception. Water and sewer are built to the operator's specifications, power to CFE standards, and every network is pressure- or continuity-tested before it is buried.

Phasing to match sales

  • Phase 1: entrance, main street and services to the first lots, so marketing and sales can start with something real to show.
  • Next phases released as lots sell, keeping capital tied up in infrastructure to a minimum.
  • Construction traffic routed so new owners building their homes do not damage finished streets.
  • Final wearing course laid once heavy construction on the lots has slowed, so the street is handed over looking new.
